The company is expanding its land bank, valued at €275 million, and its total number of homes to be developed immediately is now 12,000
Neinor Homes has notified the National Securities Market Commission (CNMV), through publication of a Relevant Fact, of its results for the third quarter of the year, reflecting an acceleration in the company's development activities.
In this regard, Neinor Homes currently has 71 active developments, with roughly 5,500 homes under way, of which 29 developments (more than 2,000 homes) are already under construction.
So far this year, the company has handed over to owners a total of 185 homes in 5 developments, generating €39 million in revenue and a gross margin of roughly 27%.
The Leku Eder Homes (Gipuzkoa) and Urduliz Homes (Bizkaia) developments were the latest to be handed over to owners, meeting the established timeline and surpassing expectations for profit margin.
Regarding land purchases, Neinor Homes has acquired 24 plots for urban development, on which it will build more than 3,000 homes over the first nine months of the year, for €275 million. Of this amount, €118 million (11 developments with 1,250 homes) was invested in the third quarter of the year in Barcelona, Malaga, Tarragona and Valencia. The company's land bank currently includes more than 12,000 homes as of the end of the fiscal year.
In terms of revenue, the firm has pre-sold 366 units this quarter, with total pre-sales for the year at 1,080 homes and €368 million. The total cumulative pre-sales figures stand at €697 million for 2,101 homes.
The company's secondary business areas continue generating recurring cash flow to fund its development activities, with nearly 48% of divestment assets on the statement at the beginning of the year already sold.
In its commitment to leading the transformation of the sector, Neinor Homes continues to set itself apart, obtaining 23 BREEAM certifications for sustainable construction in the design phase and 20 additional projects currently under review to be granted this certification. Plus, ILUNION TECHNOLOGY AND ACCESSIBILITY has granted the company a diploma recognising its work promoting accessible housing for people with reduced mobility (Neinor Homes Mobility Pack).
The company has recently announced the launch of Neinor Next, an incubator for start-ups working in residential development, in collaboration with Barrabés.biz.
